Documents Needed to Sell Land
You do not need all of this to start a conversation — but having it speeds up closing.
Helpful to have up front
- The deed. It carries the legal description and shows who is on title.
- Parcel or tax ID number. Available free from the county assessor.
- Most recent tax statement. Shows assessed acreage and whether taxes are current.
- Any survey or plat, even an old one.
- Photo ID for everyone who will sign at closing.
Only if they apply
- Probate paperwork, will, or affidavit of heirship for inherited land
- Death certificate for a deceased owner on the deed
- Trust or LLC documents showing who is authorized to sign
- Power of attorney, if someone is signing on another owner's behalf
- Recorded easement or access agreement
- Mortgage or lien payoff information
If you have none of it
That is fine. Most of these documents are recorded at the county and can be pulled. Give us the location and we will start there.
