How Much Is My Land Worth?
There is no single price per acre in the Ozarks. Here is what changes the number.
Access is usually the biggest factor
Legal, deeded access off a maintained road is worth far more than an informal path across a neighbor's field. A landlocked parcel can be worth a fraction of an identical parcel with frontage.
Usable acreage, not total acreage
Forty acres of bluff and rock is not the same as forty acres of rolling pasture. Buyers pay for the part they can build on, farm, camp on or hunt.
Utilities
Electric at the road, an existing well, or a working septic all add value. Running power a half mile is expensive, and buyers price that in.
Water and features
Creek frontage, springs, ponds and proximity to lakes and float streams raise interest, especially for recreational buyers.
Distance to town
Minutes from Mountain Home, Harrison, Springfield or Branson matter more than miles. Gravel road time counts against you.
Title and paperwork
Clear title, a recent survey and current taxes make a parcel easier to sell. Heirship issues, missing legal descriptions or back taxes slow things down and affect price.
