Direct Buyer vs. Listing With an Agent
Both are legitimate. Which one fits depends on your parcel and how much time you want to spend.
When listing with a land agent makes sense
- The parcel is clean: deeded access, utilities nearby, current survey
- You are not in a hurry and can wait months for the right retail buyer
- You are comfortable paying a commission out of the sale
- The land is in a desirable spot near a lake, highway or growing town
When a direct buyer makes sense
- Access, title, survey or terrain issues scare off retail buyers
- You live out of state and cannot manage a listing process
- The parcel is small enough that agents are not interested in it
- You want a defined timeline instead of an open-ended one
- It already sat on the market and did not sell
The honest trade-off
A direct buyer typically pays less than a perfect retail sale would bring, because the buyer is taking on the risk, the holding time and the problems. What you get in exchange is speed, certainty, no commission, and no months of waiting.
