How Selling Your Land Works

No listing, no showings, no repairs to a property that has no buildings on it. Here is what actually happens.

Step 1: Tell us about the property

Start by sharing where the land is and roughly how big it is. If you know the county, parcel number, or whether there is road access, that helps. If you do not, that is normal — many owners inherited land they have never walked.

Step 2: We review the land

We look at the parcel on county records and mapping, check road frontage and access, look at terrain and any known utility service, and compare recent land activity in that part of the Ozarks. Rural land is very local: five miles can change what a parcel is worth.

Step 3: We talk through your options

If the property is a fit, we explain what we can do and what the timeline looks like. If it is not a fit, we will tell you that too and, where we can, point you toward a better path such as a local land agent or an auction.

What happens if you move forward

  • We put the agreement in writing so both sides know the terms.
  • Title work is handled through a title company or closing attorney.
  • You review closing documents before you sign anything.
  • Funds are disbursed at closing through the closing agent.

What you will not have to do

  • List the land or wait months for a buyer.
  • Host showings on rural acreage.
  • Clean up, brush hog, or make improvements first.
  • Pay us a commission — we are buyers, not agents.
