Selling Land Without a Survey

Most rural Ozarks parcels have never been surveyed. That does not stop a sale.

What matters is the legal description

Land is conveyed by the legal description on the deed, not by a survey. If the recorded description is sound, a parcel can usually transfer without new survey work.

When a survey does get required

  • You are splitting off part of a larger parcel
  • The legal description is vague, conflicting or references lost markers
  • There is a boundary or fence-line dispute with a neighbor
  • A lender or title underwriter requires one

Who pays for it

That is negotiated and spelled out in the written agreement before closing. It should never be a surprise cost dropped on you at the closing table.

What you can gather instead

  • Your parcel number from the county assessor
  • A copy of the deed
  • The tax statement, which usually lists acreage
  • Any old plat, survey or aerial map in family records
