Selling Land Without a Survey
Most rural Ozarks parcels have never been surveyed. That does not stop a sale.
What matters is the legal description
Land is conveyed by the legal description on the deed, not by a survey. If the recorded description is sound, a parcel can usually transfer without new survey work.
When a survey does get required
- You are splitting off part of a larger parcel
- The legal description is vague, conflicting or references lost markers
- There is a boundary or fence-line dispute with a neighbor
- A lender or title underwriter requires one
Who pays for it
That is negotiated and spelled out in the written agreement before closing. It should never be a surprise cost dropped on you at the closing table.
What you can gather instead
- Your parcel number from the county assessor
- A copy of the deed
- The tax statement, which usually lists acreage
- Any old plat, survey or aerial map in family records
