What Arkansas Ozarks land looks like
Much of this ground is wooded and rolling, with hardwood timber, limestone bluffs and spring-fed creeks. Access is often by county or gravel road, and many parcels have no utilities at the property line. That combination scares off retail buyers but is normal for us.
Things that affect Arkansas land value
- Legal, deeded road access versus an easement or no access at all
- How much of the parcel is usable versus steep or rock
- Distance to a town like Mountain Home, Harrison or Batesville
- Proximity to Bull Shoals Lake, Norfork Lake, the White River or Buffalo River
- Whether electric service is nearby and whether a well or septic exists
- Timber, pasture and any existing improvements
Out-of-state owners
A large share of Arkansas Ozarks land is owned by people who live somewhere else. In most cases you do not need to travel here, because closings are commonly handled remotely through a title company or closing attorney.
Where Arkansas property records live
Arkansas records are kept at the county level, and the practice differs from Missouri, so do not assume what you learned in one state applies in the other. For an Arkansas parcel, these are the offices and public tools owners use most:
- The county assessor for the parcel number, acreage of record, ownership and the assessor parcel map.
- The county circuit clerk and recorder for recorded deeds, easements, plats, liens and the legal description.
- The county tax collector for the current tax status and any delinquency.
- The Arkansas GIS Office for statewide parcel, aerial and elevation data, and ARDOT for state highway questions.
- FEMA Flood Map Service Center for mapped flood zones, the USDA Web Soil Survey for soil limitations, and USGS topographic resources for terrain.
We are not affiliated with any county office, the State of Arkansas, FEMA, USDA or USGS. Those records are a starting point, and anything that affects access, boundaries, flood risk, septic suitability or buildability needs review by the appropriate professional for your parcel.
Land across the line is covered on our Missouri Ozarks page, and the western edge of the region on our northeastern Oklahoma page.
