Do I have to pay anything to get my land reviewed?

No. Reviewing your property and talking through your options is free, and there is no obligation to move forward.

Are you a real estate agent?

No. We are land buyers. There is no listing agreement and no commission taken out of your proceeds.

Does submitting my information guarantee an offer?

No. We review each property individually. Some parcels are not a fit, and we will tell you plainly if that is the case.

What if I do not know the parcel number or exact acreage?

That is common. Give us the nearest address or a description of where the land is and we can usually locate it in county records.

Do I need a survey?

Usually not to get started. If a survey ends up being needed for closing, we will discuss that before anything is finalized.

What if there are back property taxes owed?

Back taxes are common on inherited or long-held land. They are typically handled at closing out of the sale proceeds.

What if the land was inherited or has multiple owners?

We work with heirs and multi-owner parcels regularly. Everyone on title generally needs to agree, and the title company confirms who must sign.

Can you buy land that is landlocked or has no utilities?

Often yes. Access and utilities affect value, but those parcels are exactly the ones traditional buyers avoid and we still look at.

How long does closing take?

It depends on title work and the county, but land closings are typically faster than a home sale because there is no financing, inspection or appraisal contingency on our side.

Do I have to travel to close?

No. Most out-of-state owners close remotely through a title company or closing attorney, often with a mobile or remote notary.

Who pays closing costs?

That is spelled out in the written agreement before you sign anything, so there are no surprises at the closing table.
