Selling Landlocked or Difficult-Access Land

Three kinds of access
- Deeded frontage on a public or county-maintained road — the easiest to sell.
- Recorded easement across someone else's property — workable, but the terms and width matter.
- No legal access — you may have used a neighbor's field for decades without any recorded right to do so.
Why retail buyers walk away
A buyer who wants to build cannot get a permit, a driveway or a utility run without legal access. Lenders will not finance it. That eliminates most of the market — but not buyers who work with these parcels regularly.
What can sometimes be done
- Locating an old easement that was recorded but forgotten
- Negotiating an easement with an adjoining owner
- Selling to an adjoining landowner who already has access
- Pricing the parcel realistically for a recreational or timber buyer
