Selling Rural Land Without Utilities or Septic

Raw Ozarks acreage often has nothing run to it. That is normal here, and it is one of the main things that separates one parcel's value from another.

Electric service

The question is not whether power exists nearby, it is how far the nearest energized line is and what the cooperative would charge to extend it. A pole at the road is a very different situation than a half mile of new line through timber. Rural electric cooperatives set their own extension policies and estimates, and only they can tell you the real number for your parcel.

Water: rural district, well or spring

Some Ozarks tracts sit on a rural water district line, some need a drilled well, and some have a spring or creek that is useful for livestock but not a household supply. Well depth and yield vary a great deal across karst limestone country, and a good well on the neighboring tract does not guarantee one on yours. Water district availability and meter costs come from the district office.

Septic and soil suitability

Shallow soil over rock, steep slope and floodplain all affect whether a conventional septic system will work or whether an engineered alternative would be required. In Arkansas onsite wastewater is handled through the state health department and licensed designated representatives; in Missouri it runs through the state and county health authorities. We do not judge septic suitability from photographs or aerial imagery, and neither should a buyer. A percolation test or soil morphology evaluation by a qualified professional is the only real answer.

How this affects a review

Missing utilities do not take a property out of consideration. They shape who the eventual buyer is and what the land is worth, along with access, terrain and the usable share of the acreage.
